James and Carol’s Story

This couple first came to us in October 2019. They wanted to relocate from Colorado to Arizona to enjoy the sunshine and warm weather. They were worried about qualifying because of a previous bankruptcy and foreclosure, low credit scores, and lots of debt. They were also worried about coordinating the many moving pieces, including a job change and breaking their lease to accomplish a cross country move.

Solution
At our first meeting, we listened carefully to their goals and concerns, both immediate and longer range. We put them at ease by answering their questions and got them on a path to success by crafting a plan to raise their credit score, manage the impact of their debt, and increase their savings. Over 8 months, we checked in on James and Carol at regular intervals to help them stay on target and answer any questions. We were happy to help them close their $240k home in June 2020. In August 2021, they wanted to renovate their bathroom, install a pool, and pay off their remaining debt. We were able to help them achieve all of their new goals and saved them hundreds of dollars per month!

Barry and Allison’s story
This family was referred to us in May 2021 after their loan was denied by their lender a week into their 30-day contract. They were discouraged, believing that they would lose their dream home and were under timing pressure due to military relocation. The lender got stuck due to numerous complexities, including stipend based employment, difficult to document assets and multiple owned properties, one of which was overseas with different record keeping practices.

Solution
Our first meeting was an extensive conversation to be sure we had a thorough understanding of all the potential hurdles and red flags - about 9 issues in total. The clients’ mood lifted, and hope emerged as we diligently researched and strategized potential solutions. Their confidence built as we documented justification on how each issue met the required guidelines. We went the extra mile, even calling overseas (a 12 hour time difference) to obtain several obscure property records. There were a few obstacles that we needed to challenge the underwriter’s interpretation on to overcome, but we persevered and prevailed for our clients. Barry and Allison were overjoyed when they received the keys to their new home in June of 2021. Congratulations to this wonderful family!

Susie and Betty’s Story
These first-time homebuyers were referred to us by a partner who trusted us to work through complications involving a new condo construction project. This would be the perfect Seattle starter home for our clients, but they were concerned when several potential roadblocks for meeting conventional condo approval requirements became known. With their lease expiring at the end of the month, they were worried about finding something as nice as this in the current market and were eager to find a creative way to make this work.

Solution
We partnered with underwriting to help the developer in meeting the requirements vs. just making a Yes/No decision, providing them a clear path to quickly solve the concerns. Our clients were thrilled at their closing on New Year’s Eve 2021. Not only did our clients get their new condo, but the developer now has the project approved with us for all future buyers!
